I am very spoiled that John typically does the winterizing and de winterizing. Today, I, sort of, helped. I spent more time looking pretty and being easily distracted while he did the work. The easily distracted is something that tends to drive John a little bonkers :-).
So to prove that I was paying attention, I am writing the instructions on how to de-winterize the trailer. I am not including how to insulate the park water spigot or the how to install the insulation in the compartment.
Instructions:
- Open bathroom sink faucets
- Drain the hot and cold low point drain lines into bucket and empty bucket into the toilet
- Uncoil no freeze water hose. Place under trailer. Do not coil or run over the Starlink line.
- Add the pressure reducer to park water spigot
- Connect the no-freeze water hose to the park water spigot.
- Push the no-freeze hose slightly through the hole in the water connect compartment
- Connect the no-freeze hose to the water filter
- Connect the 3-foot flexible blue water hose to the filter.
- Plug in the no-freeze hose at the electrical post and make sure the breaker is on
- Point the 3-foot water hose towards the grass and turn on the water from the spigot to remove air from the hoses
- Connect the blue hose to the trailer city water inlet
- Turn off the all the hot and cold faucets and make sure drain lines are closed
- Turn on water and check for leaks in compartment and hose connections
- Run the water compartment shower line hot and cold to the grass until no longer pink.
- Open hot and cold low point drains until no pink
- Run bathroom hot and cold faucets until no pink.
- Run shower head hot and cold until no pink.
- Run toilet until no pink.
- Run kitchen faucet (hot and cold position) until no pink
- Attach hose to washer and dryer line and point hose into a bucket. Run until no pink.
- Revert the bypass for the hot water heater.
- Remove the old Teflon tape from the anode rod threads
- Wind about 3 wraps of new Teflon tape on the anode rod threads
- Counter-clockwise with anode bolt head towards you
- Clockwise with anode bolt head away from you
- Using ratchet, 3″-6″ extension, and 1-1/16″ socket, insert the anode rod and gently tighten
- Switch bypass valve in water compartment to add water to the hot water tank
- Check for leaks and gently tighten anode rod. Do not over-tighten
- Repeat last step until there are no obvious leak or tightening torque exceeds 7-8 pounds.
- If leaks persist, bypass water heater with the valve in compartment, drain the hot water tank, and repeat the steps in 21 from the beginning using more Teflon tape. Make sure no hard buildup is on the thread.
- Only turn on the water heater if you plan to use the heater. Otherwise, leave the heater off
- Insulate the exposed portion of the no-freeze hose and spigot using rope and climatube. Tie the insulated bucket over the top of the spigot.
